Understanding what meets local building code, and what will make your roof look the best and perform the best for the longest term possible will hopefully help you in realizing what mistakes others have made and how not to make them yourself. The most common flaw I see in a typical residential Asphalt Composition shingle roof of Architectural / Dimensional Style shingles – 30 year shingles or longer is that the field and majority of the roof will be constructed using the proper 30 year shingle, the most common mistake when installing this type of roof is that many contractors will not explain the importance of the Hip and Ridge Shingles and will use a 20 or 25 year 3 tab shingle and cut the shingles into 3 separate hip or ridge shingles, when you cut a 3 tab shingle your wind uplift rating on the cut 3 tab shingles that the manufacturer GAF only warrants cut 3 tab shingles for 60 MPH however they have been been tested and shown to meet local building code here in Houston your roof must be able to withstand peak gust of 110 MPH for 3 seconds. To have a roof system that not only meets local building code but is also warranted by the manufacturer GAF to withstand 110 MPH peak gust for 3 seconds this can only be accomplished by using an enhanced ridge shingle such as GAF – Z Ridge, or Tembertex. The upfront cost may be a little more; however the aesthetics, durability, and increased wind uplift rating will pay off in the long run.
When I see a 30 year roof system with 20 year or 25 year 3 tab shingles on the hips and ridges I know that the field will outlive the hips and ridges, often 20 year and 25 year 3 tab shingles can start to delaminate / deteriorate in as little as 10 to 12 years, while the field 30 year shingles will still be in great shape. When you use an enhanced ridge shingle it is the other way around, your hip and ridge shingles will outlive your field shingles as GAF Enhanced ridge shingles by weight if gauged will indicate that they are a lifetime shingle. The only person who benefits from putting on a 3 tab shingle for your hips and ridges is the installer as the cost of three tab shingles versus the cost of enhanced ridge shingles is about double and their cost goes up and their profits go down. Residential roofers who promote the use of 3 tab shingles for hips and ridges show that they are more interested in making as much of a profit as they can than putting on the best roof they can.
I explain the significance of this to all my clients, and that if I wouldn’t put it on my house or any of my friends or families houses I couldn’t recommend it in good faith to them.
Recently GAF increased their wind uplift on their Royal Sovereign 25 year 3 tab shingles attached on the field with 6 nails; however if the ridges are cut three tab shingles then the wind rating for the manufacturer’s warranty goes down to 60 MPH on the hips and ridge however testing from 3rd party testing authorities has shown that three tab shingles used on the hips and ridges meets required local building code for residential or commercial properties. I recently had a conversation with Mike Ratcliff of GAF (The head factory representative for GAF’s shingle division for the Houston area) and he confirmed this as valid. In sum you can meet local building code here in Houston and install a 3 tab asphalt composition shingle; however to have a system that is warranted by the manufacturer for 110MPH uplift the only way you could do it would be to use GAF Z Ridge or GAF Tembertex enhanced ridge shingles.
