When to replace your roof

A group of people working on the side of a building.

When it comes to your roof, it is easily the most important part of your home. When it fails to perform, everything else fails miserably. On top of that, the surface it occupies is immense so you would want to be visually pleasing as well as functional.

There are many reasons behind why a homeowner may decide to replace its previous roof. The damage done from many outside factors could simply be to grave to fix, making it financially more suitable for you to install a completely new roof while you’re at it. Other reasons may include negligence, deterioration, boredom and so on. Actually, whatever the reason behind the decision may be, it’s your decision in the end.

In case you’re not sure whether your roof should be replaced, there are some signs by which you can tell whether or not that kind of investment is necessary. The easiest way to check for signs is to a complete interior and exterior assessment. Start your interior inspection by checking the attic for any signs of rotten wood. Also, it’s best to check the attic during the daytime so that you can see whether the daylight is penetrating your roof, which is a clear sign your roof needs a replacement. Also, check for signs of sagging. Don’t forget to view the entirety of your roof from a distance.

When replacing a roof, it’s good to know approximately when to expect a replacement, based on the material used in the construction. An asphalt roof needs to be replaced every 15 to 20 years, depending on the level of maintenance and type. Wooden roofs need to be replaced after 15 to 30 years of us, while tile roofs need to be replaced every 50 to 100 years. A fiberglass roof will need to be replaced after 30 years. Metal roofing systems will need to be replaced any time between 30 to 100 years, depending again on the material used. A slate roof is recommended to be replaced after 45 to 75 years, while a rubber roof should be replaced after three decades.

When it becomes necessary to replace a roof, you shouldn’t hesitate. Although, if you’re not completely sure, you should probably consult an expert and think it through. Also, there are some tips coming straight from the contractors themselves. First of all, you probably didn’t know that it’s completely legal to have two layers of shingles on your roof. Meaning, if you have only one layer of shingles, you don’t need to replace the complete roof, simply add another layer on top of that. The difference in cost is immense.

The average cost of a roof replacement can differ when it comes to specific factors. The material used will probably be the decisive factor. Metal roofs are usually durable but may require work over time. Although being more expensive than asphalt, unlike asphalt it can qualify for federal energy efficiency tax credits. The average cost for replacing a metal roof is between $3,50 to $11. Asphalt can’t be recycled and is very cheap to replace, with prices ranging from $2 to $4 per square foot. Wooden shingles are mainly used for adding a rustic look and are a bit costly when it comes to replacing them. Their price range is between $5 and $12 per square foot. Tiles do have an enormous lifespan. However, even that comes to an end. The cost of replacing tiles is usually between $5,50 and $10.50 per square foot. Flat roofs can be replaced at the cost of $3,50 to $7 per square foot.

Great Service

I choose Bill Hubbell over 3 other roofers home depot because he made the roof happen at a critical weather situation labor day weekend that could have resulted in much home owner ins. damage
