Let’s be perfectly honest with each other, roof leaks are the worst. No one wants to have a leak scare and to run around securing their belongings every time the rain is announced. Not only that following a weather forecast is incredibly boring and annoying but also leaks can lead to very serious problems involving the inside of your house and your bank account. To try to spare you from stress and big investments we decided to make this short list concerning three most prominent and most often causes of the leak; how to notice them and how to fix them. This article could be of great use and keep it around for many years to come.

Without further complicating and commentating, here are the three most often causes in our roofing experiences.

Cracked or damaged flashing

When inspecting your roof: keep an eye on small pieces of metal installed right under shingles and on the joints of your roof. They have a purpose of acting as a water barrier, and they can be exposed or hidden. If they are broken, then they will feature large cracks in the shingles.

Why is this the case? Often, roofing companies use tar so they could seal the flashing together. This can corrode over time. When your flashing is exposed, the wind, rain, snow or any weather condition can be a reason to cracking.

How to Repair it:  When you locate the source of the leak, pry up the old nails that secure the broken flashing. Lift all shingles and remove the broken piece. Carefully put a new flashing in its place and fasten it in the same pattern as the old. Use roofing nails and apply a coat of sealant to secure everything.

You Have Broken Shingles

When inspecting: look for the discolor patches on your roof. The cause of that will probably be missing or broken shingles. Sometimes you will not even have to go up; shingles will be laying around your garden or yard.

Why is this the case?  Simply saying, weather conditions. High winds, hurricanes or even heavy rains can pull the shingles out or break them.

How To Repair it: slide a pry bar under the nails that connect the damaged shingle to the one below it. Lift until the nail pops out and then firmly press down on the shingle. Do this while you are removing the pin. Repeat this step for remaining nails and pull out the broken shingles. Simply replace it with a new one and put new nails to keep it in place.

You Have Ice Dam Buildup

When inspecting:  ice dam is a ridge of ice that is formed on the edge of your roof. It is problematic because it prevents melting snow or any water to drain off. It can easily damage the roof

Why this is the case: The heat from your attic and overall temperature of your house is above zero. This causes snow to melt on your roof despite the cold temperature outside the house. The water will run between the roof’s surface, and it will go to the edges of your roof. There it will refreeze.

How To Repair it: Treat it with an ice melt product and invest into a roof rake which will allow you to remove this quickly. Also, inspect your gutter so they would not get clogged.
