Your roof is the centerpiece of your home. When its full impact on your household is taken into consideration, one can easily conclude that you would want it to be sparkling clean, extremely functional and beautiful. Ideally, you would want all three categories to be maximized, but sometimes you have to make way for other changes to occur.

We won’t go into details as to why you may decide to replace your existing roof with a newer one. There are many reasons behind that, but once you’ve made a firm decision, it’s all up to you and your wishes.

However, there are some signs that may implicate that your roof needs to be replaced immediately. Some of them may include spotting, sagging, powdering, light penetrating through the roof, broken or missing shingles and so on. The best way to check for these signs is to do a complete inspection of both the interior and the exterior of your home.

If you’re still not sure whether or not your roof needs to be replaced, here are some details on when approximately should your roof be repaired based on the material used in the production.

An asphalt roof would need to be replaced every 15 years, but with a proper level of maintenance, this period could be extended for up to another 15 years, making 30 years in total. Asphalt roofing systems can’t be recycled and their usual cost when it comes to replacing is between $2 and $4 per square foot.

Wooden roofs will need to be replaced after 20 years of use, or 35 years if maintained properly. The cost of replacing wooden roofing systems is rather costly as compared to other systems. They usually cost between $5 and $ 12 per square foot.

A fiberglass roof should be replaced with a newer version after 30 years, even more if cared for properly.

Metal roofing systems should be replaced after 50 years of use, but that period may vary between 30 years and a century if cared for properly, and depending on the metal used in the construction. Metal roofing systems can also qualify for federal energy efficiency tax credits. The cost for their replacement varies between $3,50 and $11 per square foot, depending on the chosen metal.

A slate roof should be replaced after 45 years of use, although that period could be extended by another thirty years. The cost of replacing slate roofing systems can vary between $5,50 and $ 11 per square foot.

Flat roofing systems should be replaced after 20 years of use, and the cost of doing that is between $3,50 and $7 per square foot.

Replacing your roof is above all, a huge investment. Before making any groundbreaking decisions, it is recommended to consult with an expert in the field of roofing. Choose a contractor who is licensed, verified, and trustworthy. Do not settle for anything less than what you deserve.

Great Service

I choose Bill Hubbell over 3 other roofers home depot because he made the roof happen at a critical weather situation labor day weekend that could have resulted in much home owner ins. damage
